Yes. According The Economic Times, Nexus on Friday, filled its offer documents for the launch of Rs.3200 crore IPO in May. The total offering of rs.3200 crore companies fresh issues of upto rs.1,400 crore and an offer for sale upto 1,800 crore.
Nexus is India's maiden REIT with retail properties.
So no pears at present.

What is taxation for REIT?, I think finance act 23 has made it more complex. Moreover, REIT is comparable with bonds and not with equity. It all makes it not a good investment choice for small investors. If any one has a massive portfolio, may add it as diversification in debt category. (It's a suggestion and investors should talk to their SEBI registered advisors before investing any real money.)

SEBI changed guidelines and reduced minimum from Rs 50000 to 10 K to 15 K lot size. Like any other equity IPO. But allotment is prorata like NCD

I remember Embassy Reit gave very good returns but after that fell flat due to lockdown and still continuing in that price range only.

in REIT what matters is cash flow. You can have loss due to depreciation but it still generates cash flow

This is likely to be total ofs only. Results not available upto even December 2022. Borrowings are on higher side. To expect any thing positive in near future is not possible.

@PKRAJ  May be Team Chittorgarh haven't updated correctly. Everywhere its 3200 crores. Even their Chittorgarh news page showing 3200 crores.

Let the other details comes first.
