Any comparisons between Nexus Vs Embassy Vs mindspace at cmp are welcome please.

Embassy mindspace brookfield have similar kind of properties with office parks, city centers focused based on weightage at different locations whereas this offering is a shopping mall nexus not exactly comparable with the earlier 3. if u wanted retail related commercial property in ur portfolio then may be this is it for now

90% of the income must be distributed as dividends to shareholders. So, there is limited to no scope for growth from internal accruals.

For any growth they have to rely on debt. In a scenario with higher interest rates....tentatively to remain high for a longer period...this becomes extremely difficult to fund future growth.

Better to invest in small cap/mid cap mutual funds or even small cap ETF than REITs at the moment.

For me this is completely avoidable.

Interest rates have likely peaked (maybe a .25% hike in the worst case scenario). Next 1-1.5 year or so rates won’t decline won’t increase, but after that it may gradually decrease, increasing the cash surplus with the company.

It's a vicious cycle..stagflation is almost confirmed.. higher interest rates are going to be there for a longer period..unemployment rate is expected to increase.. there will be impact on demand in the coming quarters...

Very difficult to fund growth or generate decent profit when cost of borrowing is increased. I am not going to block my money for two years and wait for QE..

Smallcap is where I see better opportunity.

Brookfield listed flat and went down 20% within a month's while embassy and mindspace are behaves just opp of Brookfield

When the Equity Markets are in hyper BULLISH mode

then … REITs is NOT the best investment option

But when one wants a stable return more then FD and not interested in directly investment in real estate due to liquidity and maintenance problem REIT is the best OPTIN,

Market is not bullish right now.

In bullish mode, there is line of ipo to get listed,
Bad companies also gives returns in bullish mode.

GMP will come with price band. As Trust structure is not clear as on date of offer document in sense of number of units or its NAV
However GMP at best will be 5 6 percent of higher price band

Proceed with caution, this is not a regular equity share. Dont invest in something if you dont understand. You need to know FFO and AFFO to understand this yield based instruments. Lot of headwinds for REITs in general. High interest rates are bad for yield based instruments as these are leveraged. More E-commerce and online delivery makes lot of physical stores less profitable, hence impacts rental increase rate which less than inflation.

Having said that, since these are premium locations with lot more run length and add India retail story and aspirational middle class, makes it compelling story. I feel it would be good asset for long term.

I own Embassy, Brookfield REITs and two listed InvITs in sizable chunks along with Kotak FOF reit. Also FRT (same class comparable to this listing), O and BXMT etc. Some under the water and some barely above the cost. I am keep adding for my long term portfolio.

Again know what you are getting into.

Dear all..
Is there any issue with frequent transfers between one's savings bank account to trading account and vice versa.. because, whenever fund payout is triggered from broker's account it is keep on accumulating as new credit under credit section in savings bank account. what is the best solution here, how active investors / traders generally handle this?
Is it advisable to park money in broker's trading account for entire financial year and transferring back to bank only after P&L calculation for closed FY to accounts clean and simple??, to avoid monthly auto reversal, I am considering liquid bees etc...

What is mcap of this REIT 24000 cr? And profit is only 320 cr. Not even 2% distribution in that case. I am miscalculating?

There is difference in profit after tax and net distributable cash flow. Here you are able to pass back depreciation an item deductible for tax as cash flow

This is the 1st ipo as I have see that no retail portion. Only available hni and QIB.

If non QIB investor part gets oversubscribed 10 times and you applied for 20 lots then you will 2 lot confirmed. That's it. Nothing complicated. It is like QIB allotment today

Nothing like regular IPO where prorata starts after everyone who has applied gets 1 lot minimum or lottery for 1 lot happens

This IPO will see real response only on 3rd day as allotment is prorata. As lot size is small (10 k to 15 K basis price and no of units in a lot) we will see retail application coming on day 1 with poor subscription on day 1 and day 2. However on day 3 we can see non QIB part subscribing atleast 5 time.
GMP won't be much as main return is from yield. So hold your investment for last day

Are you sure sir about lot size of upto 15k? As far as i know other reit had greater than 50k ,1lk etc as lot price

I am certain. Yes 50 K and even 2 lakh were minimum limits earlier

My previous predictions for usk and Avalon tech was perfectly right
I expect this to gain at atleast 20 percent gain
This is a must apply
Another good ipo is innokaiz which can also give 30 percent gain

REIT is a fat elephant. Expected to move slowly but more secured. Best way to invest in this sector is through SIP to average out the small ups and downs. Expected returns will vary from 10-25% per year. So I will invest in small quantity here.

Take call on issue closing day. By that time better idea of oversubscription
It will be first REIT without funding at large scale. So difficult to predict oversubsciption and allotment as of now
