So as usual my noob question here. Haven't been able to figure out myself.
Since retail is 35%, sHNI is 10%, bHNI is 5% which category will have better chances of allotment?

For me, there is no luck of allotment since the HNI changes.

It will not do pre covid sales this year also. Sales are highly variable and margins are also all ove the place. With the best phase of mumbai market dnt think the sales are up to the mark. Will have to see the pipeline and area comin under sale in next 1 to 2 yr.

@Anuj agarwal ji - Agree with your second point, that we must look at pipeline and area coming to sale in the next few years. As far as sales and margins are concerned, being a real estate company, sales are never going to be correct indicators of performance, unless you read them in conjunction with inventories and cash flows.

While their sales is erratic, pre-sales and collections are strong, and so are operating cash flows, which is a better parameter for real estate.

Nicely balanced anchor book.

Roughly 33% is big FIIs like Abu Dhabi Investment Authority and Morgan Stanley. 33% is domestic mutual funds like Aditya Birla MF and Tata MF. 33% is other usual anchor book names like BNP Paribas Arbitrage, and the IIFL pre-IPO fund.

Post issue share holding of the promotors does indicates lots of confidence in present pricing. Post listing next three years promotors would further reduce their stake iaw SEBI guidelines and it will only be good for them if the next three years price goes significantly more than the present. Since OFS component is less and fresh is more in their approx 8% stake sale , later approx 12% stake sale is larger and indicate bullish undertone
