Those with a portfolio size of more than 10 lacs and want to diversify to some extent this is a good opportunity for them. However this will not give super returns but will give constant reasonable return over a period of time.
REIT in commercial premises is a great concept. but my problem is that property prices are up 5X in last 15 yrs thanks to QE after the lehman failure in USA ..QE has been rolled back and us is not pumping a trillion dollars a yr in its economy . interest rates are on the way up.. property market in general as per case shiller index is highly overvalued in India
Demand is not picking up even after Modi ji gave lots of lollypops. Corporates are deleveraging . moving their setups in outskirts to save resources . This is a good bet for higher risk investors with moneybags like R K Damani who can take such risks
2.4 lakh is a bit risky bet . as irbinvit can be a similar type issue of big size traded at 35 percent discount against its issue size. lets see how hni /qib responds. 1-2 rupees minus opening is even a bit risky as lot size is too big.
REIT is not a flop but since this is first time for many investors, they are playing wait and watch. One more reason for poor subscriptionof REIT may be IPO lot is 2 lakh but market lot is 1 lakh. So the risk is lower in secondary market
Dear Small There are 59 Anchor investor. Mostly FII. Ramesh Damani invested in this counter through trust. Anchor list is very good. I am going to apply if FII subscribes well in the main IPO time.

1) There is a count reflected under the name - i don't feel that you have been here from 8 years. Altleast you would have some count like other active users are here like Rajakumar, Medge, Small Inv.. 2) There is an option to view the history of comments where i only see 1.
In my View, it's actual valuation is around 240-260/unit not 300 (30K - 8K+3.7K) NAV because there is debt in book of appr. INR. 8000 Cr. And promoter asking the market value of asset after 10 years. In reality when we acquired any rental asset we capitalise it as per current annual rental and not at DCF based valuation + capitalisation of 11 th year rental (which will be highly inflated because of rental escalation clause) below are few more concerns such as 1) Hotel asset which form roughly 15 % of total. NAV Value, where cash flow is not sustainable. 2) solar business is having defenit life plus tarrif rate which it offering to DISCOM its more than double the current available tarrif, In latest development DISCOM is evaluating option to revised the tarrif to lower rate.
But Having said that.. Commercial ( Office and Industrial park) REIT is one of best asset to invest in commercial assets. As per my Calculations fair value comes around 240-260.
Just to correct revision in tarrif by discoms is not specifically addressing to embassy soalr Park. I just want to highlight the current ground reality in general
Can you elaborate how you got this value- preferably from the DHRP pages to check? I have tried to check but unsuccessful. Also, what would be the earning per unit?
This is first company to list stock exchanges For FII 75% Others 25% (For retail and HNI comes under same category) Minimum bid lot is 800 units and there after multiples of 400 units. My expectation is fii and hni will pour money in this company. For Retail ready with money. We cannot compete with HNI even then we can apply if gets allotment then we are lucky.
Dear Lucky Yes No Retail Category. I meant all this board members are retailers so we apply other individual category. Thats why i stated we cannot compete with HNI.

There is no RII category for this, you have to apply under other individual category where you can apply min 800 units after that multiple of 400
